It is with the deepest gratitude and most profound respect that I write this review for Scott Roat. We could not think more highly of Scott as a professional, and as a person.

My husband and I made our very first offer on a Mendocino Coast property in the springtime of May of 2021. Our offer was denied in favor of a “better” one. We looked for two more years from afar in the Bay Area, before we finally gave up, relocated, and began renting a little studio in the Fort Bragg area. We made another offer on land in 2024; again, we were outmatched. After working with several real estate agents at different times for over four years, and considering countless properties, we realized that we needed to consider a dramatically different approach. That’s when we discovered Scott Roat.

Finding Scott could not have occurred at a more ideal time for us—and more importantly, he offered every single characteristic that we were looking for in a real estate agent. He was experienced, knowledgable, astute, honest—and he prioritized the best interest of our family’s future as a mutual goal. We must have toured upwards of 30 properties with Scott in total, and he never wavered in any of these characteristics.

When we finally found “the one,” he was impressively skilled in maneuvering through the purchase process; from working with a somewhat difficult seller to negotiating down the price—even securing a home warranty to cover the first year in our new house. We felt as at peace as one possibly could during escrow, with Scott solidly at the wheel. In the end, we bought our dream home and property—and for a price agreeable to us. I am sitting in my living room now typing this review, teary-eyed with gratitude at what has come to be.

Since purchasing our home in September of 2025 (which we absolutely adore), our glowing opinion of Scott has not ceased in its upward trajectory. He has remained available for us—a wealth of knowledge for the first time homeowner. It would not be a stretch to assume that we would still be desperate for reprieve if it were not for Scott.

To Scott: thank you for your patience, guidance, integrity, and sense of humor! We felt confident in our decisions throughout our experience working with you, and that means more than we can articulate. This time was marked by intense loss and change for us—which made the fact that we could really depend on you all the more valuable. You are a true diamond in the rough; the type of character we can look to and say: this is the real deal.

Scott is a rarity that today’s world needs more of. Make a bet on him and you won’t lose; he can help pave the path toward the life you are looking for. We couldn’t be more grateful for the ability to finally achieve our dream life! Thank you, thank you, Scott!

Working with Scott has been an amazing experience.
I’ve truly learned that ‘You don’t know what you don’t know’ is absolutely real.
Scott has walked me through every step of the buying process imaginable. From contacting the city for permitting to how to plan for a septic tank.
It took at least two plus years to find the right property for my needs and Scott has been patient, empathetic and insightful.
Personally accompanying me to many properties and helping me to see some things that a wouldn’t have seen myself.
When I’d thought that I’d seen all that I could see and afford, he called me while he was on vacation and found the perfect property for me. While still on vacation. He still took the time to send over all appropriate paperwork needed to begin the process of purchase.
Upon returning from his trip, Mr Roat accompanied me to this very remote property and stood with me in the rain. Pointing out pros and cons from his professional and personal perspective.
I wanted it.
He’d expressed that there were special circumstances because it was a foreclosure and a “cloud” over the title.
In my ignorance, I was impatient and worried that the sale may not go through. But Scott remained solid and optimistic, while teaching me that at the point we were at; it was in “Titles” hands.
During this time, Scott made sure that I developed a relationship with the representative at the title company. This was to insure that if there were any problems, I’d have someone to go to.
Happily, we closed on the property and I love it.
There really aren’t words that can express how grateful I am to have met Scott and how appreciative I am for his care while moving through this journey.
I will say that if anyone is looking for property in Mendocino County. Scott Roat is your Man.
