Loved it

This is the most high-end park in the county, but is owned by a heartless investment corporation determined to suck every last penny out of its residents! Since buying the park, Sun Communities, the multi-billion dollar corporation has seriously reduced services: stolen part of the clubhouse for their own offices, fired one full time and two part time maintenance workers, gone through three different park managers, and generally shows indifference towards residents concerned regarding the lack of park maintenance that affects the values of their homes. Sun is trying to get a permit to expand this park to put in 20 or so new lots. If approved, these lots will be exempt from the county Rent Stabilization Ordinance and it is anticipated that the new homes will be priced beyond what is considered “affordable”, with the highest lot rents of any park in the county. Be wary!

Now, May 2023, there is a horrible rat and gopher infestation throughout the park! The park owner was told in November– complete with photos, and did nothing. A park resident told neighbors she wants to create a “whole new eco-system” and that’s why she feeds the rats to bring them into the park! She’s even set up an agility course for them with ramps and tunnels in her back yard!! Under the law this resident should’ve been evicted back in December but she continues to create an awful situation. The rats are nesting under people’s homes in the insulation, chewing through plumbing seeking water and they’re eating landscape plantings, and the gophers have inundated the park with tunnels everywhere. The park owners have now set a few traps for the rats (nothing for the gophers), but the infestation is out of control and requires the services of a professional pest control company. Don’t buy a home in this park!!

Now in 2024 the park owner, Sun Communities, has instituted an illegal strategy of refusing to cash rent checks (month after month) as a means of forcing park homeowners to pay by automatic bank account withdrawals instead. They also have not had an active Permit To Operate (as required by the State) for well over a year, and this is at least the second time this has happened in the past 4 years!!

In their recent response to my review, the park owner lies! Everyone living near the woman who created the rat habitat knows part of it was a tiny playground! Further, the deal they cooked up to take over a significant part of the clubhouse was done in violation of the county ordinance, which requires approval by 51% of resident’s approval, not just that of a small group in an HOA that most residents don’t participate with. The “improvements” were long-overdue upgrades that improved the park owner’s ( a mulit-billion dollar for-profit corporation), property values. As for the rent debacle, it has been happening to about 50% of the residents (there are 129 homes in the park), many for more than 5 months in a row! During the past 2 months it has even included double billing on trash pick up! Each month park residents are told it will be the last month of SNAFUs, yet they continue! There are a lot of great folks in the park, and some nice homes for sale, but buy in at your own peril…
