First off I notice two things about the other reviews, most of the positive ones don’t really go in depth on their experience or don’t say much at all so take that as you may. Also anything below is items I have personal knowledge of and/or are facts.
Second, when you arrive on the coast you will notice there are not many options and MCPM may seem like your only option, this was my experience. I highly recommend you talk to someone that has rented with them prior to signing any documents as I have learned many things about them after signing a rental agreement. I was told by friends that I should not expect much of a deposit back. Even after spending hours cleaning the unit there was still almost $300 taken from my deposit for cleaning. Another almost $700 was taken for propane and oil even after I just filled the propane tank within two weeks of moving out. There was no evidence of the oil being filled prior to my taking possession of the unit either. I asked the propane company if the tanks had been filled prior to my occupancy and they informed me that they haven’t been filled in quite a few months.
In summary, you need to take extensive photographs and read your contract thoroughly because my personal experience included almost 1/4 of the deposit going to companies they work with. I was told after moving in by others that it is believed this is part of the reason their deposit requests are so high compared to other places.
Now if you wonder what my personal experience was I will include that below. I would text, call, and email the MCPM staff and would not receive any response. The place was dirty with hard water all over the windows but I didn’t think anything of it until they charged me for the cleaning of them. They even hired a separate company besides the cleaning service which increased the loss in deposit. I was told I would receive a garage and they even included a portion in the lease that I would be issued a garage door opener, I was told by MCPM that I was not allowed to use the garage and I would not receive any discount from the rent amount which due to the high amount I believed included a garage.
The owner of the property would frequently show up approximately 5 times a week and use the electricity that I paid for to weld and run projects in his garage and in his words “fix stuff for the other rentals”. To me sounds like he was running a business out of his garage that I was paying the electricity for. For a single person my bill was often over $350 even with taking steps to conserve electricity. Meanwhile the owner of the property would leave several lights on in the garage all day and night. I even shut everything off with the exception of the refrigerator and left the state for a month, my bill was still over $150.
I recommend you do your research prior to doing any business with them, take photos of before and after. Knowing what I do now I would even have a legal representative read over their contracts if I had to do it again. Make sure you make copies of everything they give you. I recommend either not doing business or using the utmost caution because in my case almost $1000 in deductions later I’m finally done with them and I learned a lot about how they operate as a company. I suggest anyone considering them to learn before you lose anything in this case not doing your research and protecting yourself can become expensive.
